Step 2

Estimating

We will organize a site meeting to clarify full scope of works with you. Collecting any existing documentation you have to assist in the Estimating process,

eg; Plans, material finishes, preferred suppliers ect.

The estimate is exactly that, just an estimate, based on previous similar jobs we have completed and with over 28 years worth of knowledge in the building industry, these estimates and generally in the ball park and are a good starting point to see if its with progressing 0n to the detailed quote.

But what if you don't have plans? No worries, we can help you with your vision and assist in the design process, which also includes helping you lodge your new build through council!

Step 3

Design and Build

No Plans? We can help!

Not sure on the overall vibe of your build or what direction to go in regarding colour pallet and finishes? We can help!

In both these instances we can provide you with a design fee proposal specific to what you need.

Step 4

Detailed Quote

If you are happy with the estimate and are looking to receive a more in-depth and detailed quote, we will provide a 'Detailed Quote Fee.'

Why do we charge a quote fee?

Well, should you wish to proceed, we will provide you with our general finishes list for you to adjust as you like or if you decided to opt for a design and build, this will cover all the finishes that can sometimes seem overwhelming to decide on! We will also request any documentation not already received (e.g., stamped plans, council approval, engineering, BASIX, etc.).

We then source fixed prices from our suppliers/subcontractors for works that will be carried out, along with a complete take-off - including items varying from earthworks down to the nitty-gritty of what doorstops will be used! Lots of thought and time go into this stage so there are no surprise costs at the end of the build.

Once we have fine-tuned the detailed quote on our end, we will pass it onto you, the client, to review. If in this time you have changed your mind or are wanting to go with a cheaper option for certain aspects, we can adjust and fine-tune the detailed quote together!

Step 5

Contracts

Happy with the final quote and wanting to move on!? We can discuss what type of contract is going to best suit your build - weather this be a cost plus or fixed price contract. This is something we can explain in more detail when we come to it.

Step 6

Pre-Starting Onsite

You might be super keen for us to get straight into things onsite, but we have a few items on our checklist to tick off first. The very first is invoicing the deposit and homeowners' warranty insurance to get things rolling. After that, spending time in the office with the site supervisor who will be looking after your job and planning a schedule to keep us on track and to keep you informed!

Other things could include organizing a surveyor report, dial before you dig, organize our subcontractors/trades to plan out services (gas, water, sewer, power ect.)

We can also start ordering materials such as; frames, timber, windows -  things that have a large lead time or that we will need onsite first day.

Next step is setting up site fencing and organizing a start date onsite! And from there everything can be tracked following the schedule.

Step 7

Construction Started

Yay! We have started working on your vision and its starting to come to life but maybe you have decided you don't want to go with that type of decking and want to substitute for something else? No worries, just let us know ASAP (preferably before the original specified material is ordered and onsite!) and we can submit a variation cost to you for approval.

Why do we submit a variation cost to you? Because some things may have a large or minor impact on the building schedule or costs.

Example. You decided that maybe you don't like the colour picked out for the composite decking and want to change, as long as this has been communicated before materials have been ordered the cost to change would be minimal if not nothing.

On the other hand, if we have already started laying the deck with the original choice and you then decide you want a different colour. The variation price will be greater as we would have to return/swap unused materials for the new choice, unscrew what was already been laid, which then becomes waste. All this involves time from the guys onsite and pushes the schedule out.

Step 8

Handover

As the job gets closer to the finish timeline your probably thinking about all the little detail finishes that haven't been completed yet, don't worry so are we! We wont forget about them, we will do our own walk through and remedy anything outstanding.

We then organize a walkthrough with you to discuss any concerns or to point out anything we may have missed, we can then organize a day and get everything finished up and completed!
